What we do

ICA, ICN & Critical Care Engineering—end‑to‑end

Independent Commissioning Agent (ICA)

  • Owner’s advocate across MEP, BMS, ICN, security & essential services.
  • Commissioning plans (CxP), Acceptance Criteria, ITPs and witnessing.
  • Functional & integrated testing (FAT/SAT, iBST, IST) with clinical user inputs.
  • Compliance alignment: AusHFG, NCC, AS 1668, AS 1851, AS/NZS 3000, AS/NZS 2293, AS 1324.
  • Defect tracking, readiness gates, performance tuning & post‑occupancy analytics.

ICN Design & Integration

  • Integrated Communications Network strategy for building systems.
  • Segmentation, VLAN/VRF design and east‑west isolation for vendor networks.
  • Coordination with client’s network contractor (VLAN/IP plan, firewall allow‑lists, BACnet/SC).
  • ICN governance: demarcations, RACI, change control and cyber‑safety.
  • Turnover packs: as‑builts, network diagrams, IPAM, asset registers and O&M updates.

Critical Care Facility Engineering

  • Live‑hospital shutdown planning and Disruption Works Notices (DWNs).
  • Brownfield staging, temporary services, infection control & pressure regimes.
  • CPC & BMS optimisation, energy and resilience reviews.
  • Medical gas, HEPA, theatre HVAC validation (AusHFG/AS; HTM 02‑01 where required).
  • Compliance packs for Practical Completion (PC) & clinical go‑live.

Why Maiden Ventures

Healthcare‑grade delivery in complex, live environments

Deep healthcare & data centre pedigree

From forensic mental health to large‑scale inpatient redevelopments and Tier‑3+ data centres, we bring the discipline, documentation and stakeholder empathy these assets demand.

Commissioning that sticks

We drive measurable performance at handover and months later: tuned set‑points, closed defects, trained operators and clear network demarcations.

Brownfield without the chaos

We sequence works around clinical operations, minimise outage risk and keep stakeholders aligned with transparent DWNs and approval gates.

How we work

Methodology built for hospitals & critical infrastructure

01 · Discover

Reverse brief, asset discovery, risk register and success criteria aligned to clinical needs and uptime SLAs.

02 · Plan

Commissioning Plans, ICN demarcations, test matrices, DWNs and outage windows agreed with stakeholders.

03 · Coordinate

Interface control between trades, OEMs and client IT; issue logs, ITPs and checklists managed to closure.

04 · Commission

FAT/SAT, integrated systems testing, resilience/black‑building scenarios and clinical simulations.

05 · Handover

Clear acceptance criteria, O&M and network packs, training, go‑live support and defect burn‑down.

06 · Optimise

Seasonal tuning, analytics and energy optimisation for sustained performance and compliance.

FAQ

Frequently asked questions

What does an Independent Commissioning Agent (ICA) do?

An ICA represents the owner to plan, coordinate and independently verify commissioning across services. We develop the Commissioning Plan, define acceptance criteria, witness tests, manage defects and confirm readiness for clinical go‑live.

How do you manage shutdowns in live hospitals?

We use a gated DWN process: risk assessment, redundancy and temporary services plans, communication to clinical leaders, freeze windows and rollback criteria—so outages are safe, short and transparent.

What is ICN in a building context?

ICN (Integrated Communications Network) is the secure network overlay that connects building systems (BMS, lighting, metering, security, etc.). We design segmentation and demarcations, coordinate with enterprise IT, and hand over clean diagrams, IP plans and firewall rules.

Where do you operate?

Primarily Sydney and NSW with projects across Australia and New Zealand, including Auckland, Christchurch and Dunedin.
