In bid phase we help put the services submission together — take-off, VE, risk matrix, clarifications. Post-award we run the services tenders and procure exclusive subcontractor pricing. During design we do in-house clash detection, coordination and technical reviews. Through construction we monitor the build. At the end we commission, tune, and close out defects. One team, one accountability, start to finish.
Owners, developers, builders and PMOs — the engagement type dictates the client. Services Management is commonly engaged by owners or developers running complex programs. Bid Assistance and Exclusive Subcontractor Procurement are typically builder-side. The ICA role is, by definition, independent of the design team and head contractor for that specific engagement — but as a firm we deliver services across all parties to a project.
The ICA plans, coordinates and independently verifies commissioning across MEP, BMS, ICN, security and essential services. In a typical Sydney hospital or A-Grade commercial project that means writing the Commissioning Plan, defining acceptance criteria, witnessing FAT/SAT/IST, managing the defect register, and confirming the building is genuinely ready for handover. The ICA role is the designated path to Green Star Verification & Handover credits.
Once the builder is awarded the head contract, we run the services tender packages — mechanical, electrical, hydraulic, fire, ICT, medical gas — against our established subcontractor network. The “exclusive” part is the pricing: through recurring relationships and structured package documentation we secure pricing that isn’t available through open tender. Clients get a documented award recommendation with scope coverage, interface risks and value profile set out clearly.
A gated Disruption Works Notice (DWN) process: risk assessment, redundancy & temporary services plans, stakeholder communications, freeze windows and — critically — rollback criteria agreed before the outage begins. Clinical and facilities teams approve the shutdown window in advance. The outcome is short, safe, reversible outages rather than open-ended disruption.
An Integrated Communications Network securely connects building systems — BMS, lighting, metering, security, VT — across a shared but segmented network. It needs its own engineering because enterprise IT won’t (and shouldn’t) accept a flat, vendor-whatever network. We design the segmentation, VLAN/IP plan, firewall allow-lists and BACnet/SC readiness, then hand over a clean as-built pack the client’s IT team can actually operate.
AusHFG, the NCC, AS 1668 (mechanical ventilation), AS 1851 (fire maintenance), AS/NZS 3000 (electrical installations), AS/NZS 2293 (emergency lighting), NFPA 99 / ISO 7396-1 / HTM 02-01 (medical gas), ASHRAE Guideline 0 and CIBSE Code M — plus project-specific requirements. On Green Star projects we deliver to the Verification & Handover credit; on TfNSW projects we work within T HR CI 12051 (CIMP).
Sydney and NSW are the primary focus. We regularly travel for projects elsewhere in Australia and across New Zealand, particularly for hospital and data centre work where specialised building-services capability is scarce.
